Waterleigh Homes For Sale are Located off Atwater Bay Drive, Winter Garden 34787.  Another popular Road is Bayview Crossing Drive for Waterleigh phase one.  It is soon to become the largest neighborhood in Winter Garden Florida.  A community from new construction home builder DR Horton and its luxury home line, Emerald Homes.

Waterleigh boasts some of the best amenities in any community.  Fantastic pools with waterpark style additions.  Dog parks and use of Lake Hickory Nut.  One of the best gym fitness center of any Orlando Community.  Lets not forget to include the Mini golf Course and Beach Sand Volleyball.  Barbecue locations at the Clubhouse and Plenty of resort style seating surround the area.  Location is near Disney with Nightly Views of Walt Disney World Fireworks.  Update: Publix supermarket is coming to the Waterleigh Village subdivision in the future. Waterleigh Single Family Homes are for sale are in all phases(New and Resale).  Phase 1 is located at Marina Bay Drive, Winter garden 34787. Townhomes for sale are are in Phase 2, 3 and 4 or higher sections.  Lake Apopka Sound is a new development from Horton.

As of July 2019 Waterleigh has sold half its homes.  A few remain left in Atwater Bay Phase 2.  And Phase 3 is selling.

Phase 4(Prairie Springs) is open for sale.  When the final stage is complete there may be over 2500 homes sold.  The community should have 4 or more years (from 2019) before being sold out of new homes for sale, including new luxury homes and townhomes.

The Pool at Hickory cover is being constructed and estimated to open in March 2022.  The pool is open.

4.4 miles North of Waterleigh is Communities Hamlin and Independence Signature Lakes.  This is where the Super Walmart, Publix, Wendys, Cinepolis Luxury Cinema, and more shopping and restaurants.

Further North about 14 minutes is Stoneybrook West Plaza with another Publix, a shipping store, Walgreens and more.

About 9 miles north is Winter Garden Village at Fowlers Grove.  Winter Garden Village has about 80 stores and Restaurants.

Waterleigh Homeowner Association “HOA”

Waterleigh does have a HOA.   For the price it is a good package.  Home buyers will have lawn maintenance included in the Homeowners Association Fee.

In 2019 the HOA is:

  • $225 per month is a common HOA price in phase 1 for the 50 foot property lots.
  • In Phase 2 the HOA cost is (keep in mind that this will probably go up in price)

Lake Hickory Nut

Lake Hickory Nut is part of Phase one Marina Bay.  Home Owners on both sides of Lake Hickory Nut will see residents using the Lake for boating.  Sometimes Parasailing is going on.  Lake hickory nut is one of the larger lakes in the Winter Garden Area.  Not counting the massive Lake Apopka.

Hickory Cove

Hickory Cove is the third phase of the community. The homes in Hickory Cove are being built with two-story cement block Construction. The two-story cement block construction of Hickory Cove goes well beyond the standard hurricane code which includes cement block construction on the first floor and wood floor frame construction on the second.

Hickory Cove amenities, pool and clubhouse section is under construction.  There are added playgrounds for the kids and a mail section.

Ascend Waterleigh Braxton- Apartments

Ascend Waterleigh now Braxton is located across Avalon Road on 10091 Tuller Loop, from the main community on Western Way.  Western way leads right to Disney World, Springhill / Towneplace Suites and Flamingo Crossing Blvd. Disney’s Flamingo Crossing area will have a Super Target and estimated 60 stores on the way.  Ascend Braxton is apartments for rent.

Currently a 1 bedroom and 1 bathroom 771 square foot apartment is $1365 per month at Ascend Waterleigh.  At that price per month a mortgage could be less.  If you are considering rent at that price why not contact a mortgage lender and see about getting pre approved for a home loan.  You will at least be putting money into something you can possibly get back in years to come.

Many people assume they will not be approved for a loan.  The worse case scenario is you try and the lender explains why the mortgage could not be approved.   The explanation will help you set goals to get future approved.  In the meantime you could rent from Ascend  Waterleigh while you plan for a future home.
