Solterra Resort is a resort-style Gated community located at Oakbourne Ave, Davenport, FL 33837. On Solterra Blvd is the entrance with a security guard. The community is approximately 5 minutes away from Champions Gate, and Champions Gate is about 10 minutes away from Walt Disney World Resort. Solterra community boasts a 5600 sq ft Clubhouse with water park style amenities. Including a lazy river. Windsor Cay is the latest Pulte Resort.
The Solterra community is divided up in 4 sections
- The Pulte and D.R. Horton which is short/long term rental or full time living.
- The Lennar and Maronda Homes, Solterra Springs Section which is a full time residential or long term rental only.
- And Lastly Villatel Village short term furnished and rented by Villatel.
The Lennar home section called Solterra Springs has a additional gate within the gated community. Yes you read that right. To enter the long term rental section the resident has its own additional pass. I have only seen this at the Reunion Resort Bears Den. Solterra Springs has a one year minimum rental term. What this means is if you are looking to rent a home that you have purchased in the Springs, the home cannot be rented for less than a one-year time frame.
Villatel Village
Villatel Village appears to be the last expansion to the subdivision. Villatel Village offers luxury homes and a additional playground area for kids.
What makes Villatel Village special is the homes are turn key and ready to go. The homes will be fully furnished and then rented out by Villatel.

Each homebuilder has its own unique spin on the community. Some of the home builders have luxury homes for sale. and some have luxury townhomes for sale. Starting at $335,000 in 2019 with a pool. Homes all come with a tile roof and pool with screened in dome, which is luxurious in itself. For those looking for a value home to live at full time this is it. The homes come standard with what other builders would charge for as upgrades.
Many homes come with a master bedroom, also called a Owners suite, on both the first floor and second floor. Other bedroom have a En-suite or attached full bathroom. Some homes that were made later on have a spa added to the pool.

Solterra Resort Summary
I was impressed to see a community such as this offering so much for very low home prices. The D.R. Horton homes in the area to look more like Horton’s Luxury Line then standard D.R. Horton homes. It seems that use the Luxury Line brand but didn’t label it that . I found the Holmes from Horton to be the most attractive on the exterior in the community.
Pulte Homes as always never seems to disappoint me. The homes are attractive and have a nice interior that is well thought out.
Lennar’s home section was a surprise to see it gated inside of a already gated community for those looking for a low-cost home with a gated community this would be a first stop.
The amenities that are included at the clubhouse off fantastic. It is up there with many of the resort-style communities.
Location is to Champions Gate which is full of restaurants, shopping, medical facilities such as doctors dentist and specialist are all extremely close by. So is golf in Champions Gate, one of the things that is known for.
Tourist Attractions are all under 30 minutes making it great for attracting tourists to rent the property.
