I am first time buyer friendly. I know what it is like. Having been in your shoes in both buying and selling. Sharing information, teaching and learning comes natural for me. I will help you with all aspects of the process. I am not a team. So you will have consistency. Not one person showing one day and another a different day…some other person another time and so on. Then you have to update each person where you let off with the other/s. It’s just me and you. As a addition when you are in contract I do have a coordinator to help assure time frames are met by following through with other parties and yourself.

This involves internet and the major home sites, or as some Agents put it your home goes to hundreds or thousands of websites. Camera photos of the home taken with a tripod. Videos. Plus I have special ads on major Real Estate websites that your house will be shown on. Social media ads such as Facebook, Pinterest, Twitter and Youtube. And ads running on many major sites and more. Optional print ads are available as well.

The bottom line is price sells a home. Agents that advertise fast sales have the home priced at, but possible below market value. I have had my own home priced before. Anything will sell fast if you are the lowest price for a similar item or house.

I am willing to put in the time. Finding a home normally does not happen fast.

I will do my best to attend the property final walk through and inspection.

I will do my best to answer the phone. Text messages are best for fastest response.

When selling your home I will present offers received to you and consult with you on the next steps. It Will Always be Your Choice How To proceed.

with Thermal Imaging Certification and has taken 75% more than the required courses for licencing. Member of InterNachi the International Association of Home Inspectors. Home inspectors have a general knowledge of building standards and can spot material defects (home damage). Please note as per Florida Regulations a Home inspector cannot inspect a home that the inspector is selling. Or sell a home that the inspector has inspected. With that said you will need to choose a inspection company when it is time. But Realtors are supposed to point out issues they see on a home. The problem is Realtors are not trained and give terrible advice about problems. I will use my knowledge to answer your questions correctly. I will recommend the appropriate specialist or your home inspection company take a look at the issue.

Rich is an exceptional realtor. He is not your typical pushy type of guy who is trying to sell you something ASAP. On the contrary, Rich is very honest and professional, and he does really care about his clients. He helped me to build a house in Winter Garden, and I'm not sure I'd be able to do it without him. He went well beyond the contract helping me to control the building process, updating and sending photos of the house every couple of weeks, advising on the inspections, things to pay particular attention to etc. Finally, before the closing he did a walk through with me for like two or three hours. We looked over the house and as a licensed home inspector he pointed out the defects which definitely needed attention. It's not something I have seen done in the business because realtors are not trained in construction, materials etc. Overall, building house especially when out of state is a tricky business. Even when you hire a good builder, they still use local contractors so you'd definitely want to keep that whole process under control. Hiring Rich is like having a friend and a professional on the “inside” that is working for you throughout the process. He is very thorough, honest and professional and great to work with. I would highly recommend Rich to anyone trying to buy a house in central Florida.
